What we’re building
A modern, community-anchored laundromat with self-service, wash-and-fold, and pickup/delivery—creating dignified jobs for women overcoming domestic violence and serving hundreds of neighborhood families with reliable, affordable laundry. The upstairs unit will serve as will be a dedicated multi-use space for workshops, support groups, and empowerment gatherings for the women we employ and serve.

Financing plan

  • Capital target: $300,000 for acquisition, rehab, and upstairs buildout.
    • Negotiated purchase ≈ $160,000
    • Rehab (plumbing, electrical, ADA restroom, façade & signage) ≈ $100,000
    • Upstairs dicated multi-use space buildout ≈ $25,000
    • Soft costs & cushion ≈ $15,000

Earnings potential (Year 1 conservative)

Self-service + wash & fold + delivery + Airbnb ≈ $338,000 gross potential, with strong margin to cover debt and reinvest in luxury upgrades (designer bathrooms, lounge finishes, murals).

Phase 2 (Parallel 2025–2026): GeoDome + Farm Hub at 125 Boston Ct

Purpose
A multi-use growing and healing space for year-round microgreens & herbs (aquaponics/hydroponics), youth programs, aromatherapy, and community wellness.


Funding
Pursuing agriculture & wellness partners for a $40,000 dome and utilities.


Programming partners
Gene Isis Farms (growing, education) + The Black Beatnik™ Yoga (healing-centered yoga, chair/restorative classes, movement & mindfulness).

Phase 3 (2026–2028): Luxury Upgrades & Replication

Laundromat enhancements
Café-style lounge, art & plant-forward interiors, premium bathrooms—reflecting VelHir’s elevated, healing brand.


Replication
Package the model for other West End corridors, growing Black-owned, healing-centered enterprises block by block.
